Setting: Spruce Mulligan is located above the Mountain Cabins, just above the top of the Inspiration chair lift on Spruce Peak. Across the road is the Spruce Mountain golf course. Spruce Mulligan faces towards the Mt. Mansfield ski & riding trails.

Layout of Spruce Mulligan - Spruce Mulligan is spaciously laid out on three levels.

Main Level : (middle floor) - three entrances, casual mud room, garage mud room& formal. Also includes main living spaces Living, dining & kitchen, two decks, hot tub room, a bedroom and bathroom.

Upper level: from a large landing area overlooking living room to mountain views are three bedrooms including the master and a big kids room with 4 singles. Each bedroom has its own bathroom. Includes a separate study area with printer & fax. (Also access to the 3rd floor turret lookout area!) (There is a single pull-out bed on landing.)

Lower Level: is the TV / sitting / game room, the laundry, the fifth bedroom and a bathroom. (There is a trundle day single bed in family room.)

Entrance / Mud room (from Garage) - Three front entrances; from garage into mud room, side into mud room and formal into main living area. Mud room has stone floors, plenty of cubbies, stackable washer/dryer and an exit to covered back porch and ski / riding trails (top of Inspiration trail).

Bathroom1 (3/4 with shower, main floor powder) - tile floors.

Kitchen (main floor) - granite counter tops, breakfast bar seating for three, beautiful views to ski trails and the golf course. New appliances including large Sub Zero fridge & freezer, 6-burner Viking Professional gas cooker and oven, Dacor warming drawer, U-Line wine fridge, two Bosch dishwashers, GR Profile microwave, Kitchen Aid Blender and Krups Toaster Oven.

Breakfast nook (main floor) - 180 degree views of surrounding mountains (and ski trails), seating for six

Dining area (main floor) -  formal seating for ten, close to main exit to ski trails via a covered deck. Wet bar with Scotsman ice machine and drinks fridge.

Living room (main floor) - spacious room with great views, raised (from formal entrance), cathedral ceilings, wide plank pine wood floors, comfy seating for 9 around a big gas fireplace. Wide screen plasma TV with DVD, sound system for CDs, etc.& satellite access.

TV / Sitting / Game Room (downstairs) - big room with beautiful wood floors, wide screen plasma TV with stereo system, DVD's, satellite access, a big corner comfy couch with seating for 5+.

Hot tub Room (main floor) - great spa feel, ski trail views, cork throughout, water cooler and stone floors.

3rd & 4th floor observatory - 360 degree views!

Bedrooms - Spruce Mulligan sleeps 15 in five spacious bedrooms and one single trundle (downstairs family room) and one single pull-out (upstairs landing). Master and two others (all with bathrooms) are upstairs. Fourth bedroom is on the main floor with the fifth being downstairs. Spruce Mulligan sleeps 15.

  Bedroom 4 - (King, main floor); ski trail views, private exit to ski / riding slope.

  Bedroom 5 - (King, downstairs); good views through windows on two sides.
